If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant’s Request) - £50 (inc. VAT) per agreed variation.

To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request) - £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Please be aware your tenancy may be subject to any of the following fees.

(Before and During a Tenancy)

Before – 
Tenancy Set Up and Referencing Fee £250.00 - this covers checking your credit status, current employer, current or past landlords, and any other information to help assess the affordability of your application. Also includes a right to rent check; know your customer check; providing a Tenancy Agreement and protecting your security deposit with a scheme such as Deposit Protection Service. It covers the cost of one person. The landlord also pays a share to set up the tenancy. (Payable prior to the application being processed) 

Additional Person Fee £50.00 - This covers the cost of processing the application and associated paperwork as above, this fee applies for each additional applicant. (Payable prior to the application being processed)

Guarantor Referencing and Deed Of Guarantee Fee £50.00 - Depending on your earnings; overall financial position any other factors you may require a Guarantor. This means someone on your behalf undergoes credit referencing as above, to ensure they have sufficient earnings to cover the overall rent commitments in the event that you, as the tenant, are unable to pay your rent. This fee covers credit referencing costs and providing a Deed of Guarantee as part of the Tenancy Agreement, which details their obligations as a Guarantor. (Payable prior to the application being processed)

Withdrawal And Refusal - if the referencing agency does not agree that you are suitable to take a tenancy of the Property, any part of your application is found to be inaccurate, you seek changes to the terms of your offer which the Landlord is not prepared to accept, or you withdraw your application once the referencing process has begun then you will forfeit your tenancy set up fee and any other relevant payments you have made to reflect the wasted cost of dealing with the administration of your application.

During - 

Pet Deposit £200.00 - Covers the added risk of property damage and will be protected with your security deposit in the DPS (Deposit Protection Service) and may be returned at the end of the tenancy. (All carpets will have to be steam cleaned by a reputable firm prior to leaving)

Tenancy Renewal Fee - £80.00 - The cost of preparing a new Tenancy Agreement and negotiating with your landlord for a further fixed term tenancy. Extending your tenancy, if agreed by your landlord, gives an assurance of staying in the property for a further fixed period, and avoids the uncertainty of a landlord serving notice at any given time

Early Termination Tenancy Fee - £250.00 - This fee may be applicable if you have a change in personal circumstances and request to leave the tenancy early (this is subject to landlord consent).

Replacement Key Cutting - £35.00 Per Key - If you were to lose a key to the property we would arrange for a copy to be cut for you at the above cost

Late Rent Payment Fee - £25.00 Per Letter - If the rent is not paid on the rent due date a late payment fee may be charged. Thereafter £25.00 for each additional letter sent until the rent is paid

Missed Inspection Appointment – £25.00 Per Appointment - During your tenancy we will visit to ensure that the property is in good order and discuss any concerns you may have. If a scheduled and confirmed appointment is missed a charge may apply.
