- Negotiate With All Parties Regarding Offers, Track Sales Progression From Offer Acceptance Through To Completion
Preparing Your Home To Sell
- Externally - Potential buyers will often drive past a property before making a viewing to check out the area etc; it is important that all of the gardens and driveways are maintained and to spruce up any areas by perhaps painting any soffits, fascia’s; fences; garage doors or any other external doors if required.
- Repairs - Viewers will often see small repairs that you perhaps can see past and are able to live with day to day; make a list of any repairs needed in each room of your house and where possible get them sorted before any viewings take place.
- De-cluttering - It is easy to let furniture and other items build up over time, but it is difficult for potential viewers to see past any clutter; consider storing items externally by renting storage space or utilising the shed/garage etc.
- Decorating - Look at each room and consider if it is worth sprucing up by painting any areas that have become marked or worn over time.

- Property Marketing - Get access to all your property marketing activity, including the number of times its been viewed online, so you'll know how your property is performing.
- Viewing Feedback - With PropertyFile you get access to all your versing feedback, so you can see how you could make small changes to help the sale of your property.

- Get A Valuation - When choosing which estate agent you would like to sell your property, one of the most important questions is this: 'Which estate agent will get me the best results?'
- Costs Involved? - When selling a property there are lots of fees that you will need to take into consideration, such as, estate agent fees, solicitors/other legal fees, removals and any other costs associated with moving home. It is important to work out how much the move will cost you at an early stage so that there are no financial surprises further down the line.
- Get an EPC - It is a legal requirement that all properties in England and Wales are marketed with an Energy Performance Certificate (EPC) which gives your property an energy efficiency rating.
- Get your house on the market - Ensure you get your property just right for photographs, please see above ‘Preparing Your Home to Sell’ for tips and advice.
- Online Marketing - Most buyers start their search for a new property online, we make sure you’re property has a presence on Rightmove; and on our own website, we also ensure we have social media covered by sharing your property on our Facebook.
- Ready for viewers? - You need potential buyers to be able to imagine themselves living in your home. The most common things that put buyers off are worn/tired exteriors; dirty kitchens and dirty bathrooms and clutter. Think of all the things that made you fall in love with the property and make a list to point these out to any potential buyers. Viewers will want to see all of your property, so prepare to have to show them inside cupboards/storage spaces; lofts; garages etc.
- Viewings - You can choose to show viewers around yourself or you may ask the estate agent to carry out the viewing, either way feedback from each viewing should be obtained and passed onto you.
- Accepting an offer - Your estate agent will notify you of any offers by telephone and in writing. Things to take into account when considering to accept an offer are; the amount of the offer, the financial position of the potential buyers, their chain if any, and your own timescales etc.
- Instructing a solicitor - You will need a solicitor to carry out the ‘Conveyancing’ this is the legal transfer of your property to the buyer. We can introduce you to a solicitor from the many solicitors within the local area that we work alongside, all of the solicitors we recommend offer a good service and competitive prices. Both parties’ solicitors will confirm the agreed sale, subject to contract and you will receive a notification of Sale, but at this point either party can withdraw without any penalties.
